Steps to find apartment for sale in Turkey and own real estate in Turkey

1) Asking the buyer to come to the city in which he wants to find apartment for sale in Turkey. The buyer is received at the airport and delivered to his place of residence.
2) Organizing field tours with the aim of identifying the areas and projects during the buyer’s visit, in addition to consulting and explaining in detail all the properties and areas in the city.
3) Obtaining the Turkish tax number, which is a number given to every tourist or foreign resident in Turkey with the aim of facilitating all his official state transactions.
4) Opening a bank account for the buyer in a Turkish bank to transfer the value of the property to be purchased from his country of residence to Turkey. In addition to translating the passport into Turkish.
List of some Turkish banks:
Ziraat Bankası – Ciraat Bank of Turkey
Garanti Bankası – Turkish Guarantee Bank
Türkiye İş Bankası – Turkish Labor Bank
Kuveyt Türk Bank – Kuwait Turkish Bank
5) The signing of an apartment purchase contract between the buyer and the company, and this contract consists of several clauses that are written in Arabic and Turkish, and the contract is signed by the two parties, the buyer and the company, in one of the company’s offices inside Turkey. An amount is paid by the buyer, so that the property is reserved in his name until the title deed is received from the Land Department and the Land Registry in Turkey.

The following documents shall be attached to the purchase contract:

1- A copy of the buyer’s passport.
2- Two photographs of the buyer.
3- A copy of the project’s building permit and registration deed in the municipality.
4- A copy of the property title deed to be transferred later to the new buyer.
5- Copies of the company’s documents such as: the company’s establishment license, a copy of the registry in the Chamber of Commerce and a copy of the commercial activity.
6) When the foreign buyer is the first foreign person to buy from the project, the process of registering the property in his name takes a period ranging from 45 to 60 days, and this is due to the investigation carried out by the Military Department of the Turkish Ministry of Defense in the capital, Ankara, when submitting an application for transfer of ownership As this investigation is useful in making sure that the property is not located in areas prohibited for foreign ownership or in areas that may pose a threat to Turkish national security, and in the event that this military permission is issued, but in the event that any other foreigner purchases a property from the project, the process of transferring the title deed It takes only two to three days, because the military permit is issued for all projects upon presentation of the title deed by the first foreign buyer. It should be mentioned that most of the projects in Istanbul have already been bought by foreigners, so the process of transferring ownership is easy and simple and takes only two or three days at most, and in the event of applying to purchase a property, all details are notified by sales representatives.
7) After obtaining the Turkish military approval and finalizing all the procedures with the competent authorities, the buyer is called back to Turkey, and here he must come within 15 days to receive the title deed and the key to the property, and then pay the full amount to the construction company. Thus, the title deed of the property is handed over to the Land Department and the Land Registry, in the presence of the buyer’s parties and the representative of the company, as well as in the presence of a sworn translator who has been assigned in advance – the translator, at the moment of delivery of the document, presents some information related to the property to the buyer in English in a clear and understandable manner, and then the title deed is delivered The real estate is officially to the buyer by the employee in the department, and not by a notary as is the case in most European Union countries.
It should be noted here, that if the buyer cannot come to Turkey for reasons at the time or for personal reasons, the buyer can send another person on his behalf to finish the first stage of the purchase process and sign the contract, and he can authorize someone on his behalf to receive the title deed of the property (Tapu) , but as a note, the buyer’s representative needs an agency to be written by the notary in the country in which the buyer resides outside Turkey, and this agency must be certified by the Turkish embassy in the same country.
